Seasonal roof leakage prevention.
Most roof leak callouts in our Sentul workshop happen during the second week of a serious downpour. Here’s what to do during the dry weeks so you don’t end up in the queue.

Malaysia has two monsoons. Plan accordingly.
The southwest monsoon brings the lighter, longer rain from May to September; the northeast monsoon brings the heavier dumps from November to March. Between those two windows you have small dry weeks where preventive work is realistic. Don’t wait until December to think about it.
The pattern we see most often: a small flaw — a hairline crack in a parapet, a slightly low spot on a flat roof, a downpipe full of leaves — survives the lighter monsoon. Then a sustained 24-hour downpour in December overwhelms it, water finds a path inside, and the ceiling stain appears in the bedroom below.
What to check between monsoons
1. Clear all gutters and downpipes
This is the cheapest, highest-leverage thing on the list. A tropical roof generates more leaf litter than people expect. A 70% blocked gutter overtops on heavy rain, and the water then runs down the wall and finds the nearest crack. Clear them at least twice a year — once before each monsoon.
2. Walk the roof slowly
On a dry, clear morning, walk the flat section of the roof in good lighting. Look for:
- Hairline cracks in the parapet wall (especially at corners)
- Lifted, faded or blistered membrane patches
- Standing water marks — areas where puddles sit after rain
- Failed sealant around penetrations (TV cable, antenna mast, AC piping)
- Tile creep or slippage if it’s a pitched tile roof
3. Check the inside ceilings
Look for halo-shaped stains, paint blistering, mould spots in corners and around AC supply boots. A stain that’s slightly damp to the touch suggests the leak is active.
4. Audit penetrations
Every cable, pipe and air-conditioning line that passes through the roof is a potential entry point. The sealant around penetrations degrades faster than the surrounding membrane.
Membranes need maintenance too
A polyurethane or acrylic membrane has a finite life. Even a properly applied membrane will show wear by the seven- to ten-year mark. Refresher coats applied between the third and fifth year can extend the life materially. Don’t wait until you see a stain to think about it.
When to call a plumber rather than try yourself
DIY makes sense for gutter clearance on a low single-storey roof. We’d push back on:
- Anything on a pitched tile roof — the access risk isn’t worth it.
- Sealant or membrane patching where the substrate hasn’t been cleaned properly — you’ll buy yourself one season then make the next repair harder.
- Anything on a strata building roof — you usually need building management approval and a permit.
A short pre-monsoon checklist
- All gutters cleared, downpipes flushed.
- Parapet wall scanned for cracks (run a finger along corners).
- Sealant around roof penetrations checked for crackling or lifting.
- Ceiling bays inspected for new stains or mould.
- Loose roof tiles re-seated or replaced.
- Roof drains free, with no leaves matted at the outlet.
